Selecting The Listing Price To Get Your Home Sold

The listing price is the most important factor in getting your home sold. Because of the importance of your listing price, I want to make sure that our Sellers have a clear understanding of how it affects getting a home sold.

Some homes literally have been listed by 3 or more different Real Estate Firms over a period of more than a year or two without being sold. Many times when this happens the home has been listed by some of the largest franchises as well as by independent brokers. The one consistent factor in these homes is that they are not sold because the list price is too high in comparison to similar homes in the same area.

Most Sellers really want to get their home sold and have enough equity in the home to select a list price that attracts the Buyer and gets the home sold.

Some Sellers are just "testing the market" to see if they can find a Buyer who will be willing to pay above market value for their home. Buyers' Agents know that it's their job to keep this from happening. And with the internet, any Buyer can compare homes in an area to see which ones are over-priced.

Some Sellers really want to sell, but they need more out of their home than Buyers are willing to pay. This is probably the most challenging situation for Sellers. The Sellers' motivation is almost always the determining factor in whether the home will be sold. In some cases, the Sellers don't really have to move & decides to just let the home expire without being sold. In some cases, the Sellers see a greater advantage in selling the home even if they have to bring money to closing. Although no one wants to be in a situation like this, if the home is costing more on a monthly basis than the Sellers want to pay out, it is probably the best decision.
