
Your Realtor calls you to setup a showing for today in just two hours and your home is a mess. Your first thought is, "I can't let anyone see my home in this condition !" Although that's a completely natural thought, it's the kind of thing that can keep a home from selling.I had a client who faced a similar situation once. Another Realtor called and wanted to show their home at something like 8 a.m. on Saturday morning. My client's first response was, "No way, I not getting up that early to leave my home so someone can look at it at 8 a.m." I called the other Realtor back to explain my client's feelings. And I thought the other Realtor would say, "Sure, you're right. Can we come by at 9 a.m."
Instead, the other Realtor said, "We're looking at a ton of homes on Saturday, and that's the only time we can look at your listing. If we can't see your home then, we'll just have to skip it. By the way, my clients are relocating to Indy and have just this one day to look."
I called my client back and explained the situation to them. To my shock, they said, "Okay, tell'em they can come by at 8 in the morning." So, I setup the showing and before the sun went down that day my clients' home was SOLD! Boy, was I pleasantly surprised and my clients were extremely happy, too.
Okay, how does that relate to showing your "dirty" home? Well the point is that you never know the position of the Buyer, or how they feel about things. Some Buyers actually seem to be offended by Sellers who refuse to let them see the home at a time that's convenient for them. I personally had a Buyer who refused to come back to a home after we couldn't get in the first time.
The bottom line is what are the chances that a Buyer will buy a home that they never see? I'd have to say, "Zero". What are the chances that a Buyer will buy you home if it's dirty when they see it. Obviously, it's got to be a lot higher than "Zero". Although your home is more likely to make a favorable impression if it's clean, even a dirty home makes a better impression that a home that's never seen.
So what the moral of this story ? Keep your home as clean as you can, as much of the time as you can. But when you home is dirty and your Realtor calls to setup a showing in two hours (or less), let your home make the best impression that it can. It might be your home's real Buyer, coming by for their first visit.
