
I can still remember my thoughts the first time I heard about Sellers' Home Inspections. "Why in the world would a home owner want to pay have their own home inspected ?" And if you're a home seller, you're probably thinking the same thing right now.What's the purpose of having a home your selling inspected before you even find a Buyer? That's a good question and there are at least a couple of great answers.
Although the Professional Home Inspectors' first loyalty is to an acurrate & honest inspection of any home that they inspect, their second loyalty is to their client. That's the person that's paying the bill. And it doesn't matter if it's the Buyers or the Sellers. Now, I'm not suggesting for a second that a Professional Home Inspector would ever neglect to report any real defect of a home that they are inspecting.
In fact, most defects require some degree of a judgement call to define the level of the defect. For instance, one Home Inspector might say a roof has 5 to 10 years of usefulness before it would need to be replaced. Another Home Inspector might say the same roof has 1 to 5 years of usefulness. Who's right ? Well they both could be right if the roof last another 5 years. The point is, there is a major difference in the perception of the two opinions.
The average person moves about every seven years. So, if the roof is only good for 1 to 5 years, the Buyers may ask for a repair allowance for the repair of the roof. Where if the roof is good for another 5 to 10 years, it is completely unlikely that it would even be an issue.
So what if both the Buyers & the Sellers have the home inspected ? Okay, let suppose that two Inspectors come to the conclusions about a roof as we considered above. The first Inspector is the Sellers' Inspector and the second one is the Buyers Inspector.
First, the Sellers would give a copy of the first Inspector's report before the Buyers would even contact a Home Inspector. It's an interesting reality that the first opinion from an "expert" generally holds alittle more weight in many circumstances. In fact, many Buyers won't even invest the $250 to $300 for a home inspection if the Sellers have selected a well known, quality Home Inspection company for the original inspection.
Alright, let assume that the Buyers still hires another Home Inspector. Then it might come down to "Ours said, yours said", but even if it does at least the Sellers have the power of the first Home Inspectors report in their favor.
So, here's the conclusion. If you're a Seller who's home is more that 10 years old & you'd like to ensure a quick closing with the minimum of surprises get your home inspected as soon as you list it for sale.
